Gross yield versus net yield

Gross yield measures income before expenses. Net yield reflects what remains after HOA fees, maintenance, repairs, insurance, taxes, management, placement commissions and applicable tax obligations.

Five points to review before buying

1. Purchase price

Returns begin at acquisition. Paying above market value can turn strong rent into a poor investment.

2. Location demand

In Escazú and Santa Ana, proximity to offices, schools, shopping and major roads directly influences demand and rent.

3. Monthly expenses

HOA fees, maintenance and taxes can significantly reduce returns. What matters is what the property keeps, not only what it bills.

4. Rental strategy

Long-term rentals may offer stability, while short-term rentals may earn more but require greater management.

5. Resale potential

A well-managed property with verifiable income can be easier to sell.
